Why Residential Laterals Fail

Most lateral failures in older GTA neighbourhoods trace back to a handful of predictable causes. Understanding what went wrong helps us select the right repair strategy for your property.

1) Tree Root Intrusion

Tree roots seek out the moisture around pipe joints and hairline cracks. Once inside, they grow to fill the pipe, causing partial blockages, joint displacement, and eventually full collapse. Mature trees and old clay pipe joints are the highest-risk combination in older GTA neighbourhoods.

2) Deteriorated Clay Tile Pipe

Clay tile pipe was the standard for residential laterals until the 1970s. After 50+ years underground, clay becomes brittle, joints open, and the pipe can crack or collapse entirely under ground load. Vitrified clay offers no flexibility — any ground movement translates directly into pipe damage.

3) Pipe Joint Separation

Ground settlement, frost heave, and soil compaction over decades cause lateral pipes to shift and joints to separate. Separated joints allow soil to infiltrate the pipe (inflow and infiltration), accelerate root entry, and reduce effective pipe diameter over time.

4) Corroded or Failed Water Service

Lead water service pipes are still present in many pre-1955 homes across Hamilton, Toronto, and surrounding municipalities. Lead pipes corrode internally over time and create a health risk. Even copper laterals installed in the 1960s and 70s can fail due to pinhole corrosion, particularly in soils with aggressive pH levels.

05) Crushed or Offset Pipe

Heavy vehicle loads over driveways, poor original installation, or improper bedding material can crush PVC and clay laterals or cause significant pipe offset. A crush or offset blocks flow, traps solids, and typically cannot be repaired without full or partial replacement.

6) Improper Grading & Belly

A sewer lateral requires a consistent downward slope toward the municipal main to convey waste by gravity. Settling, poor original installation, or tree root lift can create a “belly” — a low point where solids and water pool. This causes chronic blockages that no amount of rodding can permanently resolve.

Gas, hydro, telephone, cable, and other buried services are marked prior to any digging. This is a legal requirement in Ontario and a non-negotiable part of our site safety protocol — we never skip it, regardless of project urgency.

Frequently Asked Questions

Who is responsible for the sewer lateral — the homeowner or the municipality?

In most Ontario municipalities, the property owner is responsible for the full lateral from the connection point at the municipal main (or property line, depending on the municipality) all the way to the building. The municipality owns and maintains the main sewer line in the street. This means the cost and obligation to repair or replace a failed lateral typically falls on the homeowner. Some municipalities offer partial subsidy programs for water service replacement — particularly for lead pipe removal — so it's worth checking with your local municipality before proceeding.

Do I need a permit for lateral repair work?

Yes. In virtually all Ontario municipalities, a plumbing permit is required for sanitary or storm sewer lateral work that connects to the municipal system, and an excavation or right-of-way permit is required whenever the work extends into the municipal boulevard or road allowance. For water service replacements, the municipality also typically needs to shut off the curb stop, which requires coordination and notification. UIG manages all permit applications and inspection scheduling as part of our project scope.

How long does a lateral replacement take?

Most residential lateral replacements — sanitary, water, or storm — are completed in one to two working days from excavation through backfill. Surface restoration (concrete driveway replacement, for example) may add a day depending on cure time. More complex situations — combined lateral packages, road cuts, or jobs in tight urban lots — may take longer. We give you a realistic timeline in writing before starting.

Can tree roots be cleared without replacing the pipe?

Rooter service and hydro-jetting can clear a root blockage and restore flow in the short term, but they do not address the underlying entry point. Roots re-enter through the same joints, typically within one to three years, and often with greater density after the first intrusion. If the pipe has significant root damage, offset joints, or cracked sections, camera inspection will show this and full or partial replacement is the only permanent solution. We'll always tell you honestly what the camera shows.

Is trenchless pipe repair (pipe lining) an option?

Cured-in-place pipe lining (CIPP) and pipe bursting are trenchless alternatives to open-cut replacement for sanitary laterals in some situations. These methods are not appropriate for all conditions — collapsed pipe, severely offset joints, lead water service, or pipes with belly cannot be addressed with lining. UIG assesses each situation individually and recommends the approach that provides the most durable long-term result for your specific pipe condition.

My home was built in the 1950s. Should I proactively replace my laterals?

Proactive assessment is strongly recommended for any home built before 1975 — particularly in established GTA neighbourhoods with mature tree canopies. Clay sewer pipe, lead water service, and early cast iron drainage systems from this era are at or past their expected service life. A camera inspection of your sanitary lateral can tell you the condition of the pipe before a failure occurs. Replacing infrastructure proactively — particularly during a renovation or when the excavation is already open for another reason — avoids the disruption and emergency cost of a failure.
